Quick answers
If you cancel more than 30 days before your agreed arrival date, your reservation deposit will be refunded minus a €100 administration fee. If you cancel 30 days or less before your arrival date, the reservation deposit is non-refundable.
Once your booking has been approved, we’ll send you the payment instructions. All amounts and payment deadlines will be clearly explained before you confirm anything. Never send money using payment details received from an unverified account. If something looks suspicious, contact us directly first.
Yes. A deposit equal to one month’s rent is required to reserve your room. The deposit is paid after signing the rental agreement, and your room is not secured until we have received it.
Every room is fully furnished with a comfortable double bed, wardrobe, bedside storage, a full-length mirror and a dedicated workspace with a desk and chair. You only need to bring your belongings—and possibly a personality.
You can rent a room for anywhere from one to eleven months. Whether you’re in Lisbon for a short adventure, a semester abroad or something a little more long-term, you can choose a rental period that works for you. Stay for a month. Stay for eleven. Just try not to become part of the furniture.
If you fail to arrive on the agreed move-in date without contacting us and receiving written approval, your booking may be treated as cancelled. In that case, the reservation deposit will not be refunded.
Your booking is confirmed once your application has been approved, the rental agreement has been signed and the required deposit has been received. Until then, the room is still technically single and available.
No. Room Riot has two room options. Ten rooms have private ensuite bathrooms, while the other ten share five bathrooms. That means each shared bathroom is used by the residents of two rooms—not the entire building.
The deposit is refundable after your stay, provided there is no unpaid rent, damage, missing property or excessive cleaning required. Normal wear and tear is expected—we know people actually live here.

Pets are not normally permitted unless they have been expressly approved in writing before the booking is confirmed. Please contact us before arriving with an unexpected roommate who has four legs.
You’ll have access to a huge shared kitchen, long dining tables, comfortable lounge areas, a large TV, co-working space and a pool table. There’s room to cook, work, eat, relax, meet people and lose dramatically at pool.
Room Riot is a social home, and dinners, drinks and spontaneous plans are all part of the experience. However, unauthorised parties, large gatherings and behaviour that disrupts residents or neighbours are not allowed. Shared chaos, yes. Police at the door, preferably not.
Room occupancy depends on the particular room, availability and rental conditions. If you’re applying as a couple, mention it in your booking request and we’ll let you know which options are available. Please don’t book for one person and arrive as a surprise two-pack.
Not quite. Room Riot combines the social energy of a hostel with the privacy and stability of having your own furnished room. There are no dormitories, no bunk beds and no mystery stranger sleeping three feet away from you.
Smoking and vaping are not permitted inside bedrooms, bathrooms or communal areas. Any designated smoking rules or areas must be respected. The neon is allowed to be smoky. The building isn’t.
Room Riot is open to adults aged 18 and over. It’s designed for students, interns, remote workers, young professionals, travellers and anyone looking for a more social way to live in Lisbon. You can arrive alone. You probably won’t feel alone for very long.
Occasional visitors may be allowed, provided they respect the other residents and follow the house rules. Overnight guests may require prior approval, and residents are responsible for the behaviour of anyone they invite into the property.
Accidents happen. If you damage something, tell us as soon as possible so we can sort it out. Residents are responsible for damage caused by themselves or their guests. Repair, replacement or additional cleaning costs may be deducted from the deposit. Honesty makes everything easier. Hiding a broken chair behind a plant does not.
Absolutely. Every bedroom has its own workspace, and the communal area includes dedicated co-working space. You can work privately, work around other people or spend three hours choosing the right playlist before opening your laptop.
