Booking & Cancellation Policy

1. Introduction

Welcome to Room Riot.

These Terms & Conditions govern the use of the Room Riot website and all booking requests, reservations and accommodation services offered through it.

By using our website or submitting a booking request, you agree to these Terms & Conditions.

2. Accommodation

Room Riot offers furnished private rooms within shared coliving accommodation in Lisbon, Portugal.

The property contains 20 private rooms. Ten rooms include private ensuite bathrooms, while the remaining ten rooms share five bathrooms.

The accommodation and its communal facilities are intended exclusively for registered residents and approved visitors. All residents must be at least 18 years old.

Submitting a booking request does not guarantee a reservation. A reservation is only confirmed after Room Riot has approved the application, issued written confirmation and received all required payments.

3. Eligibility

To apply for accommodation at Room Riot, applicants must:

  • Be at least 18 years old

  • Provide complete, accurate and truthful information

  • Meet any requirements stated for the accommodation

  • Agree to comply with the rental agreement and house rules

  • Treat other residents, visitors, staff and neighbours respectfully

Room Riot reserves the right to accept or decline a booking request, subject to applicable law.

4. Booking Process

To request a room, applicants may be asked to provide:

  • Full name

  • Age or date of birth

  • Nationality

  • Contact information

  • Preferred move-in date

  • Intended length of stay

  • Information about studies, employment, an internship or the purpose of the stay, where applicable

  • Identification or other documents reasonably required to complete the booking

Once a request has been reviewed, Room Riot may offer the applicant a room, subject to availability.

An offer does not guarantee a reservation. The booking is only confirmed once the rental agreement has been signed, all required payments have been received and written confirmation has been issued.

5. Payments

Rent, deposits and any other applicable charges must be paid according to the schedule and payment instructions provided during the booking process or stated in the rental agreement.

Failure to make a required payment by the agreed deadline may result in the cancellation of a reservation or, where applicable, termination of the rental agreement.

All applicable rent, deposits and additional charges will be communicated before the booking is confirmed.

Residents are responsible for any bank, transfer, currency-conversion or payment-provider fees charged by their own financial institution or payment service.

6. Deposit

A deposit equal to one month’s rent is required upon signing the rental agreement unless otherwise agreed in writing.

The room is not considered reserved until the deposit has been received and the booking has been confirmed in writing by Room Riot.

The deposit may be used in accordance with the rental agreement to cover unpaid rent, damage, missing items, additional cleaning or other outstanding amounts for which the resident is responsible.

Any remaining refundable amount will be returned in accordance with the rental agreement and applicable Portuguese law.

7. Check-In and Check-Out

Residents must follow the agreed check-in and check-out dates and times.

Alternative arrangements may be available if requested in advance, but cannot be guaranteed.

When leaving Room Riot, residents must:

  • Return all keys, access cards and other property belonging to Room Riot

  • Remove all personal belongings

  • Leave the bedroom and any private bathroom in a clean and reasonable condition

  • Pay any outstanding amounts

  • Report any damage or maintenance issues

Charges may apply for missing keys, abandoned belongings, excessive cleaning or damage beyond reasonable wear and tear.

8. Cancellation Policy

Cancellation More Than 30 Days Before Arrival

If a resident cancels more than 30 days before the agreed arrival date, the reservation deposit will be refunded, less a €100 administration fee.

Cancellation 30 Days or Less Before Arrival

If a resident cancels 30 days or less before the agreed arrival date, the reservation deposit is non-refundable.

Failure to Arrive

If a resident fails to arrive on the agreed move-in date without prior written agreement, the booking may be treated as cancelled. The reservation deposit will not be refunded.

Early Departure

Leaving before the end of the agreed rental period does not automatically entitle the resident to a refund or release them from payment obligations under the rental agreement.

Any refund or adjustment must be approved by Room Riot in writing and will be subject to the terms of the rental agreement and applicable law.

Exceptional Circumstances

Room Riot may consider exceptions in genuinely exceptional circumstances. Any exception is entirely discretionary, subject to applicable law, and does not create an obligation to make the same exception in the future.

9. House Rules

Room Riot is social by design, but shared chaos still needs some ground rules.

Residents agree to:

  • Respect other residents, staff, neighbours and approved visitors

  • Keep shared spaces reasonably clean and tidy

  • Clean up after themselves in kitchens, bathrooms and communal areas

  • Avoid excessive or disruptive noise, particularly during designated quiet hours

  • Follow all health, security and fire-safety instructions

  • Use communal facilities and equipment responsibly

  • Respect other residents’ privacy, belongings and personal boundaries

  • Report damage, maintenance problems or safety concerns promptly

  • Follow any reasonable occupancy and visitor rules

Smoking and vaping are not permitted inside the property.

Pets are not permitted unless expressly approved in writing.

Visitors and occasional overnight guests may be allowed subject to the house rules, occupancy limits and prior approval where required. Residents are responsible for the conduct of their guests.

Unauthorised parties, dangerous behaviour and large gatherings are not permitted. Socialising is encouraged; turning the building into an unlicensed nightclub is not.

Room Riot may reasonably update the house rules when necessary for safety, security, legal compliance or the wellbeing of residents.

Serious or repeated breaches may result in warnings, charges, restrictions or termination of the rental agreement, subject to applicable law.

10. Property Damage

Residents are responsible for damage caused by themselves or their guests, except for reasonable wear and tear.

Residents may be charged for necessary repairs, replacements, missing items or additional cleaning resulting from such damage.

Damage should be reported as soon as reasonably possible. Failure to report damage may result in additional costs or deductions from the deposit.

11. Personal Belongings

Residents are responsible for keeping their rooms secure and taking reasonable care of their personal belongings.

To the fullest extent permitted by law, Room Riot is not responsible for the loss, theft or damage of personal belongings unless caused by Room Riot’s negligence or where liability cannot legally be excluded.

Residents are encouraged to obtain suitable personal or travel insurance.

12. Website Use

Users must not:

  • Submit false, misleading or fraudulent information

  • Attempt to interfere with the website’s operation or security

  • Use the website for illegal or unauthorised purposes

  • Copy, reproduce, distribute or misuse website content without permission

  • Attempt to gain unauthorised access to Room Riot’s systems or information

Website content, including text, branding, photographs and designs, belongs to Room Riot or its respective rights holders and may not be used without permission.

13. Website Information and Availability

Room Riot makes reasonable efforts to ensure that website information is accurate and current. However, photographs, plans, measurements, furnishings and descriptions may be illustrative and may be updated or changed where reasonably necessary.

Room Riot cannot guarantee:

  • Continuous or uninterrupted website availability

  • The availability of a particular room

  • That the website will always be free from technical errors

  • That every room will be identical to images used for illustration

Room allocation and any material booking details will be confirmed during the booking process.

14. Limitation of Liability

To the fullest extent permitted by law, Room Riot is not liable for indirect, incidental or consequential losses arising from use of the website or accommodation services.

Nothing in these Terms excludes or limits any liability that cannot legally be excluded or limited, including liability arising from fraud, gross negligence or other circumstances protected under applicable law.

15. Privacy

Personal information is collected and handled in accordance with the Room Riot Privacy Policy and applicable data-protection legislation.

By submitting a booking request, you acknowledge that your information will be processed as described in the Privacy Policy.

16. Changes to These Terms

Room Riot may update these Terms & Conditions when reasonably necessary, including to reflect changes to its services, website, property operations or legal obligations.

The latest version will be published on the Room Riot website with an updated revision date.

Changes will not retrospectively alter an already confirmed booking or signed rental agreement unless required by law or agreed by the resident.

17. Governing Law

These Terms & Conditions are governed by and interpreted in accordance with the laws of Portugal.

Any disputes arising from these Terms shall be subject to the jurisdiction of the competent Portuguese courts, without affecting any mandatory consumer rights or legal protections that may apply.
